Renters

Buying a property is not for everyone. Depending on your particular situation sometimes renting makes more sense .


Nowadays, most of the properties available for rent are also listed on the Multiple Listing Service (MLS) which only Realtors have access to. Working with a professional will give you an advantage over doing the job yourself. Public websites for the regular consumer only update the limited information they have every now and then so it's easy to get stressed when every property you think that can be the one is already out of the market.

Even more important is that working with a Realtor shouldn't cost you anything extra since the Landlords are the ones paying their fees. 

Whether you are looking for a Condo or Single Family, consider starting your search at least a month before your desired move in date since applications and approval process will take anywhere between 1 to 4 weeks.

Unfortunately, the approval process is not standard. Each Landlord will requre different documents based on his own experiences.  It's best if you have a recent credit report and a Police Clearance letter.

Most Landlords require 3 months to move in. It will be either First month, last month and a security deposit or First month + 2 month security deposit. There are some Landlords that require only 2 months to move in but only for qualified Tenants with a very good credit history and references. 

Additional fees may include application fees ranging anywhere between $35 to $150 per applicant over 18. These fees will be used to run credit and background checks. Credit scores are not longer that important since they may have been affected by different events. What is important is to have a good paying record, no evictions or criminal records. 

If pets are allowed, additional fees may also apply. Make sure you consider all the extra fees and utilities not included when comparing different properties.

Before you move in, a walk through should be done when receiving the keys. It should be documented with pictures and video if possible and signed and agreed  by both Landlord and Tenant so there are no surprises at the end of the lease when  it's time to get the security deposit back.
