If mold forms on the ceiling under a duct or register and there's no sign of a roof leak, badly insulated ductwork may be the cause. Warm, moist air condenses and forms water on ducts carrying cold air through the attic or crawl space. The condensation is a sign that the duct is uninsulated or missing a vapor barrier. Eventually the water saturates the insulation and drywall and mold spores (which are everywhere) take root. In cold weather, the reverse happens. Moisture forms anywhere warm air escapes—for instance, at unsealed joints between duct sections.

New Aloft hotel to land in Miami-Dade

W Hotels' fast-growing Aloft brand has yet another location planned in Miami-Dade County.
Aloft already has hotels open or in the works in Miami Beach, Brickell, Midtown and Coral Gables. Now it's targeted a spot between Doral and Miami International Airport.
The county received an application by Miami-based 7220 NW 36th Street Investments, a company owned by Tobin T. Cobb and Justin Kennedy, to built a six-story, 125-room Aloft hotel, plus 9,000 square feet of retail and restaurant space in two neighboring buildings.
The project would include a pool and about 300 parking spaces.
The developer purchased the 4.9-acre site for $5.8 million in June. It currently has a 74,963-square-foot office building that was constructed in 1973.
It's located just east of the Palmetto Expressway and east of a county jail.
Greenberg Traurig attorney Jorge Navarro is representing the developer. The hotel was designed by Behar Font Partners in Coral Gables.

Top events for the Miami Book Fair International

Lit lovers can revel in the deluge of events at Miami Book Fair International.


Every reader knows that the place to be this weekend is Miami Book Fair International. With hundreds of authors in town to talk fiction, politics, history, comics, kid lit and more, the uncompromising, hardcore fairgoers have already planned out their schedules, stuffed protein bars into their bags and are ready to fight their way to the front of the autograph lines.
But for the undecided and the flexible, we offer a few offbeat suggestions on how to spend your time at the fair.

Literary Death Match:
 This year the annual storytelling battle takes place at 8 p.m. Friday in The Swamp on the Miami Dade College campus, so you can check it out even if you plan to attend Friday’s “Evenings With...” event with the National Book Award winners and finalists (which starts at 6 p.m.) Participants are: Jennine Capó Crucet, Liz Tracy, Neil de la Flor and J.J. Colagrande, with judges Billy Corben, Ariel Schrag and Ben Katchor. Stick around for a performance by The Spam Allstars at 10 p.m.
Judy Blume with Alicia Zuckerman, on The Sally J. Friedman Walking Tour: Blume — who got us in all sorts of trouble with our parents when she published her teen sex novelForever — joins WLRN for a figurative stroll down memory lane, remembering the good old days in South Beach, where she spent an important part of her childhood. 3 p.m. Saturday at The Swamp.

The Pope of Trash:
 If you have never seen director/writer John Waters, you won’t want to miss him talking about his part fictional, part true, all funny book Carsick: John Waters Hitchhikes Across America. 4 p.m. Saturday in the Chapman Conference Center.
Comics galore: If your idea of a great read is Best American Comics 2014, The Wrenchies or A Bintel Brief, the Centre Gallery is the place to be all day Saturday and Sunday. Join in on comics mayhem yourself and take the kids to Wembly Wordsmith’s Storytorium in the upper plaza of Children’s Alley to “Wield Your Sketch Book Like A Shield,” a competitive “draw-off” with artists George O’Connor, Kate Leth, Ben Hatke and Ricardo “Liniers” Siri. 3:30 p.m. Saturday.
Joyful noise: The fair often lures musicians — who can forget Patti Smith’s impromptu singing of Because the Night a few years back? This year the fair tears the roof off the sucker with Sheila E, Questlove and George Clinton talking about their recent memoirs. Sheila E appears at 6:30 p.m. Saturday in Room 2106; Questlove and Clinton appear with homegrown journalist Ben Greenman (Palmetto High represent!) at 5 p.m. Sunday in the Chapman Conference Center.
Actor Jason Segel and Todd Kessler, creator of Blue’s Clues: There are a head-spinning number of activities for kids throughout the weekend, but two of our favorites are the appearance of Segel talking about his first book Nightmares! and Kessler reading from his new book The Good Dog. Segel appears bright and early at 10 a.m. Saturday in the Auditorium; Kessler reads at 2 p.m. Sunday at Mr. Wembly Wordsmith’s Storytorium children’s stage in Children’s Alley.
“The Life, Times, and Legacy of William Burroughs: A Centennial Celebration”:Relive the heyday of the ’60s counterculture as writers, editors and fans pay tribute to one of the founding fathers of the Beat Generation and pal to Allen Ginsberg and Jack Kerouac. 4 p.m. Sunday in Room 8302.
“This is For the Ladies Who Brunch”: What’s a South Florida event without brunch? Reading Queer presents twisted open-mic poetry and performances to lighten up the morning. Complimentary mimosas, bellinis and greek yogurt parfait await. 11 a.m. Sunday, The Swamp.
Borscht (micro-mini) Film Festival: Tired from rushing around all morning from building to building seeing your favorite authors? Need a place to sit for a bit? The Miami-based film collective screens a bunch of shorts in The Swamp. Get a beverage, find a bench, and relax. 1:30 p.m. Sunday.
John Cleese: The actor, comedian, former Python and creator of the great Fawlty Towers closes out the fair by talking about his memoir So Anyway...Go by all means, but whatever you do, don’t mention the war. 7 p.m. Sunday, Chapman Conference Center.

Report: Jennifer Lawrence Buys Jessica Simpson's Former Home

Academy Award winner Jennifer Lawrence just scooped up Jessica Simpson’s former Beverly Hills home, according to E! News.
Simpson moved in on the heels of her divorce from singer Nick Lachey and sold the home last year to make way for baby No. 2 with husband Eric Johnson. Lawrence, meanwhile, bought it from the current owner just as she’s reportedly getting into a relationship with Coldplay frontman Chris Martin.
Whether a breakup pad or a new love nest, it’s easy to see why the 5,500-square-foot abode attracts Hollywood’s leading ladies. Kerry Joyce, who’s been named the best interior designer by Forbes magazine, designed the house to be evocative of The Hamptons with light and airy furnishings, tasteful decor and park-like grounds. The property also has a walled and gated courtyard with a koi pond and a swimming pool. It was most recently listed at $7.895 million.
Lawrence, who won the Oscar for best actress for her role in “Silver Linings Playbook,” returns to the big screen this fall in “The Hunger Games: Mockingjay Part 1.”

How Does the Term of a Home Loan Affect Payment and Interest?

The term of your mortgage refers to how many years it will take you to pay of your mortgage. When considering the home loan term, interest payment calculations should be factored in. Interest payments refer to the amount of money you pay each month in interest. This is largely determined by how much you borrow and what your interest rate is. If, for example, you borrow $100,000 at 6.5 percent interest, your home loan interest payment is $6000 per year. The term of your mortgage plays an important role in determining what your interest rate is, and in determining how long you have to make payments. Thus, the term of your mortgage is the key determining factor in calculating your home loan term interest payment.

Home Loan Term Interest Payment Information

There are several standard mortgage financing options available to most buyers when they purchase a home. These options include:
  • 15-year fixed rate mortgage
  • 30-year fixed rate mortgage
  • Adjustable rate mortgage (ARM)
  • Hybrid Loan (Adjustable & Fixed Rate)
  • Balloon Mortgage
  • Interest Only Mortgage

How Your Home Loan Term Affects Interest Rates

Generally, a fifteen year fixed rate mortgage will allow you to pay the least in interest of any of your loan options, although there are exceptions to this rule. A 15-year fixed rate mortgage has a lower interest rate than a 30-year fixed rate mortgage. You also pay back your mortgage in fifteen years, so you are paying interest for a shorter duration of time.
Because you are paying the loan off in a shorter period of time, your monthly payments are usually higher for a fifteen year mortgage than if you took a 30-year mortgage, even with the lower interest rate. A $100,000 loan at 6.5% for 30 years has a monthly payment of approximately $775.00 and you will pay back over $67,000 in interest over the life of the loan. A 15-year mortgage, at a lower interest rate of 6% will require you to pay approximately $980.00 per month but you will only pay approximately $56,000 in interest, saving over $11,000 in interest. Therefore, the home loan term interest payments are significantly different. If you can afford a 15 year option, this is often a wise bet.

Alternative Financing & Home Loan Term Interest Payment

Adjustable rate mortgages, hybrid loans, balloon mortgages and interest only mortgages are often considered alternative financing, since fixed-rate mortgages are the industry standard. These mortgage options may offer you a lower interest rate for a period of time, anywhere between six months and several years. During this time, you will often pay much lower payments because of the lower interest rate. In the case of an interest only mortgage, you will only be paying interest for the first several years of your loan, resulting in a much smaller payment.
However, these financing options can often end up costing you more money in the long term. Interest rates are not fixed, so they can rise- sometimes dramatically. Monthly payments can also go up significantly. Many people select these types of alternative financing when they intend to refinance their home within a few years or if they intend to move or sell their home within a few years. These investors believe the lower interest rates and payments will allow them to buy a house they could not otherwise afford, or allow them to pay lower payments while they take advantage of appreciation. However, this can be risky and often works only if property values continue to rise, which is not guaranteed. Thus, although these types of mortgages can seem attractive as they have a lower home loan term interest payment, they can be more speculative and should be considered carefully.

Report: Jennifer Lopez Buying $22.25 Million Penthouse

Jennifer Lopez may be signing a deal to perform regularly in Vegas, but she’s putting down new roots in her hometown — the Big Apple. “Jenny from the Block” is in contract to buy a $22.25 million Manhattan penthouse, according to the New York Daily News.
When it comes to location, it doesn’t get much better. The singer’s new digs are on the top floor of a pre-war boutique condominium building overlooking Madison Square Park. The building is also home to Chelsea Clinton, who purchased the second floor for $10 million last year.
Lopez’s last reported real estate purchase was a 3-acre Hamptons property. She bought it for $10 million after touring the place several times with her twins and then-boyfriend Casper Smart.
Now single, the singer is making real estate moves of her own — and the penthouse looks to be her most luxurious home yet. The interior spans 6,500 square feet with 4 bedrooms, 6 full bathrooms and 2 half-baths. The residence also has four terraces totaling more than 3,000 square feet.
The listing states that the sprawling home features exquisite finishes, an Arclinea chef’s kitchen and ceiling heights up to 12’4″.
