A house at 34 LaGorce Circle in Miami Beach sold Monday for $14 million, setting a record price per square foot for Miami-Dade County, according to the listing agent, Danny Hertzberg of The Jills Team at Coldwell Banker.
The buyer wasn’t disclosed.

The house at 34 LaGorce Circle in Miami Beach sold for a record $611 a square foot for the land.

The 1941-vintage house, which has 6-bedroom and 6-baths, spans 4,846 square feet and sits on a 22,912 square foot lot with wide bay views. It will likely be knocked down.
The sales price amounts to $611 per square foot for the land (or $2,889 a square foot for the house.)
Hertzberg, 31, is the son of luxury superbroker Jill Hertzberg, who with Jill Eber, the other Jill in The Jills Team, held the previous record per square foot. They represented both seller and buyer in the December 2013 sale of 2550 Bay Avenue on Sunset Islands. That property fetched $529 a square foot for the land (or $2,230 a square foot for the house, which was a knockdown.)
“My mom said if anyone broke the record, she’s glad it was me,’’ said Danny Hertzberg. “She just bought me a bottle of champagne.’’
“I’m thrilled,’’ said Jill Hertzberg “I know how hard it can be to make these deals come together.’’

Recent life changes for reality starlet Nicole Richie go beyond the purple hair she sported for a magazine shoot. She and musician husband Joel Madden are selling the Spanish Colonial Madden has owned since before they married in 2010.
Now the couple have two kids and two busy careers in the spotlight: Madden as the lead vocalist for his pop-punk band Good Charlotte and Richie as the star of a televised version of her YouTube show, “#CandidlyNicole.” The VH1 series will feature her “unfiltered tweets and amusing points of view” as she goes about her daily life, according to E!
Perhaps that will include some news about the family’s new living arrangements. The couple’s restored 1930s home at 1516 Hillcrest Ave, Glendale, CA 91202 is listed for $1.875 million. The 4-bedroom, 4-bath spans nearly 5,000 square feet and boasts Spanish details including thick crown moldings, beamed ceilings, an arched entryway and a custom-tiled fireplace.

Interior House Painting Tips & Painting Techniques for the Perfect Paint Job

From TheFamilyHandyman.com

Paint the trim first, then the ceiling and walls

Prime and texture wall
Pros usually follow a certain order when painting a room. They paint the trim first, then the ceiling, then the walls. That’s because it’s easier (and faster) to tape off the trim than to tape off the walls. And you certainly don’t want to tape them both off!
When painting the trim, you don’t have to be neat. Just concentrate on getting a smooth finish on the wood. Don’t worry if the trim paint gets onto the walls. You’ll cover it later when painting the walls. Once the trim is completely painted and dry (at least 24 hours), tape it off (using an “easy release” painter’s tape), then paint the ceiling, then the walls.

Defining the Variable Rate Mortgage

FROM THE SUPERPAGES.COM

MortgageA Variable Rate Mortgage (VRM), also known as an adjustable rate mortgage (ARM) or floating rate mortgage, is a mortgage loan in which the interest adjusts to reflect the current economic conditions.

Rates

In general, Variable Rate Mortgage contracts begin with rates that are lower than fixed rate mortgages because of the risk involved. At the end of the adjustment interval, the interest rate is either raised or lowered according to the economic index to which the rate is tied. The interest rate at the start of the loan will depend on the terms that are negotiated at loan origination.
Most VRMs have limits (a cap) on how many percentage points the interest can increased in any one adjustment period, as well as over the life of the loan. The inherent risk in this type of loan is that the interest rate can swell to the maximum amount allowed for an interval, and then readjust upward again at the end of the next interval. Even if the interest rate has a cap on how much it can increase over the life of the loan, that number can be reached quickly and remain in place.
The appealing aspect of an adjustable rate mortgage is that the interest rate may go lower than the starting rate, and stay there for the life of the loan. Also, with some mortgages, because the principle is being paid (albeit slowly), when the new interest rate is figured, it is applied to the lower principle amount.

Variations on the theme

Not all variable rate mortgages operate along these lines. One type, known as an Option ARM, or a flexible payment ARM, has an interest rate that adjusts every month with no adjustment caps. In the beginning, these loans have very low mortgage payments, but rise over time, and sometimes drastically.
Hybrid ARMs are also available. With this type, the interest rate is fixed for a period of time. At the end of that time, it becomes a variable rate with scheduled reset dates.
Borrowers with good credit, who are current on all payments and fees, may be able to refinance their loan from an adjustable rate to a fixed rate. By carefully monitoring interest rates, a homeowner may decide that the interest rate that will be assessed at the reset point will be too high. By refinancing to a fixed rate loan, the borrower in essence replaces the original variable rate mortgage, and the uncertainty surrounding interest rates, with the security of a set interest rate, though it may be a little higher.

Value Villa: Celebrity Home Price Cuts

AUTHOR:EMILY HEFFTER
ZILLOW

It isn’t always easy to unload a mansion, and some stars are learning that the hard way. It’s tricky to find the right millionaire who shares your taste in equestrian facilities or wrought-iron staircases — just ask Sheryl Crow, who has cut the price on two of her homes in the past year.
Things get even tougher if your place is, say, in Idaho, like Bruce Willis‘. It’s a beautiful home, but finding the right buyer has meant chopping millions off the price.
Here are some other recent price reductions on unique, celeb-owned spaces:

Celine Dion

Celine Dion's Jupiter Island home
Admittedly, it would be tough to find a good comp for this Bahamas-style estate with a water park and more than 400 feet of oceanfront property.
That is Celine Dion’s pickle as she tries to sell her amazing 13-bedroom, 17-bath, 22,775-square-foot oceanfront estate in Hobe Sound, FL.
The pop superstar listed the property first for $72 million, but last month chopped the price by almost $10 million, to $62.5 million. The estate really is one-of-a-kind, with multiple buildings and pavilions, a golf range, a tennis court, three pools with slides and a lazy river for the kids.

Dave Navarro

living room
Guitarist Dave Navarro just cut the price of his rock-inspired studio loft in Hollywood, with views of Capitol Records and the Hollywood sign.
He had the 1,570-square-foot bachelor pad decorated after his split with Carmen Electra, and his agent, Skyler Hynes of Coldwell Banker, has been working hard to market the apartment. The home even comes with a white vinyl daybed Navarro had custom-built for the space.
The price drop brings the home, which Navarro bought for $1.04 million in August 2007 and originally listed for $949,000, down to $899,000.

Spike Lee

dining room
Director Spike Lee chopped the price on his storied town house on Manhattan’s East Side this week, relisting the property for $28.5 million, down from $32 million.
The three-story Spanish-style stucco home appeals to a variety of people, if history is any guide. Besides Lee, it has been home to a burlesque dancer and the daughter of a Vanderbilt — not at the same time.

Richard Gere

Richard Gere's home
Richard Gere and his wife of 11 years, actress Carey Lowell, are reportedly divorcing. That may help explain the $9 million price cut on the couple’s Hamptons estate, Strongheart. The “Pretty Woman” star listed the 12,000-square-foot waterfront house in July for $65 million, two months before reports surfaced that he and Lowell were calling it quits.
According to reports, Gere doesn’t like the hubbub of The Hamptons, anyway, and prefers the tranquility of the couple’s home in Bedford, NY.
The renovated and expanded 6-acre estate, now priced at $56 million, has 12 bedrooms, 12 bathrooms and a stunning view of the water. The grounds include a teahouse by a pond and two additional guesthouses.

Tips for Moving Furniture

From The FamilyHandymancom

Use a ramp and a rope

TV on a ramp
“I had to move a heavy, bulky TV down the stairs by myself before the floor guys came to strip the floors. I cobbled together four 10-ft. 2x6 boards to make a ramp. I wiggled the TV onto some carpet scraps (carpet side down) at the top of the stairs. I then got a climbing rope and looped it around the TV, looped the other end around my truck axle outside and lowered the TV down the stairs that way until I reached the bottom. Beautiful!”

Oceana Bal Harbour project gets $332 million loan

MIAMIHERALD.COM

The developer of an ultra high-end condominium project obtained bank financing.

JOAQUIN ESCANDON OZ
Consultatio said it obtained a $332-million construction loan for its ultra high-end condominium project, Oceana Bal Harbour, from a consortium of banks led by HSBC.
“We thought it would be convenient for the company to obtain such a credit facility,’’ Argentine developer Eduardo F. Costantini, the head of Consultatio, said in the telephone interview from Buenos Aires.
Consultatio expects to complete its first U.S. project, Oceana Key Biscayne, at the end of July. The Key Biscayne condo project —where prices have already soared above pre-construction prices —was financed without any bank financing, relying instead on developers’ equity and buyers’ deposits, Costantini said. As his firm delivers those units to buyers, it will amass cash to pursue other projects “in Miami and New York,’’ Costantini said.
Construction began in December 2013 on the Bal Harbour project, an all-glass tower that will have 240 units along a 400-foot stretch of oceanfront in the tony community of Bal Harbour, the site of the old Bal Harbour Beach Club. It will feature sculptures by Jeff Koons.
Costantini said the Bal Harbour project, which is selling at an average price of $1,800 per square foot, already has “north of $350 million of signed contracts’’ to buy units and a total of more than $400 million in commitments, including reservations. Total sales for the project will be in the range of $1.2 billion to $1.3 billion, he said.
Costantini is using the popular buyer-deposit model for the project. Unit buyers are asked to put up 10 percent when making a reservation; another 20 percent upon signing a contract; an additional 10 percent when construction reaches the fourteenth floor; and 10 percent when the building is topped off. The remaining 50 percent is due at closing.
After getting slammed in the real-estate crash, commercial banks withdrew from construction lending. With the rebound in the housing market and other sectors of real estate, lenders are increasingly financing construction in South Florida and elsewhere, although at more conservative levels than before the crash.
